Local Window Treatment Experience in Beyers Estates
Beyers Estates is the easiest measuring environment in Fortville by a wide margin. New construction means factory square openings, consistent depth, and drywall returns with no applied casing anywhere in the house. Set against the 288 pre-1940 houses in the 1849 plat, that sounds like the whole problem is solved. It isn't. A bare drywall return has a soft, rounded corner that's unforgiving of a tight inside mount, and the 1/16 inch per side factory deduction that keeps a shade from binding also means the shade never touches the return. Lutron publishes 3/4 inch per side of light gap on Roller 20/64, and on a bare return that gap has nothing to hide behind.

The exposure question here is the one that costs money. With over ten acres of common ground and a two acre park inside the community, a meaningful share of lots back onto open space rather than onto another house, so the rear elevation takes low sun with nothing in front of it. No neighboring roofline, no fence line, no canopy. Beyers Estates was built on cleared Vernon Township ground, and it will be twenty years before a tree here does what the trees on Staat Street already do. That's the case for treating the rear glass differently from the front rather than buying one product for the whole house.
We have served Beyers Estates homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Fortville crew approaches every project with clear communication and respect for your property.
Three Lennar collections under one name at Beyers Estates
Beyers Estates is current construction as of 2026, which puts it inside the 5.4 percent of Fortville housing built in 2020 or later, 105 units out of 1,935. Lennar sells three collections here. Cornerstone is the largest single family product, Venture is the standard single family line, and the Carriage Duplex is attached. No published plan set, square footage range or price band exists for the community, so we don't quote one, and no home count has been recorded. What is sourced is the amenity package: over ten acres of common space with trails, and a two acre central park with a picnic shelter and a playground.
The practical consequence of three collections under one name is that the address tells you almost nothing about the window schedule. A Carriage Duplex unit runs somewhere near 10 to 16 openings. A Cornerstone plan can run 14 to 26. Great room glass is plan dependent and more likely in Cornerstone. Current Lennar product carries large fixed units, stacked rectangular transoms rather than the half round arches builders used in the 1990s, sliding glass door walls onto the rear patio, and black exterior frames. So a quote taken from the house next door on Beyers Street can be off by half, and we price from your plan rather than from the community name.
New openings, park facing glass, and where the light still gets in
Start with what's easy. Openings at Beyers Estates are new and factory square, so a three point measure confirms rather than corrects, and one bedroom measurement will usually hold at the matching bedroom across the hall. Depth is workable. The complication is the return itself: bare drywall with no casing gives an installer nothing to land a bracket on outside the opening, so an outside mount fixes to the wall face and needs the right anchor rather than a screw into casing. Inside mounts are the default here, and an inside mount has a published light gap. Lutron lists 3/4 inch per side on Roller 20/64 with a 1/16 inch per side factory deduction.
Then the shapes. Current Lennar product uses large fixed units and stacked rectangular transoms rather than half rounds, which is good news, because a rectangle takes a treatment where an arch doesn't. The sliding glass door wall onto the rear patio is the unit that needs the most thought: a single roller wide enough to cover it needs a center support bracket, and a reverse roll that clears a deep handle can't be used behind a fascia. Where a Cornerstone plan carries two story great room glass, stack height and reach both become real, and a shade 120 inches or taller gets a larger light gap than the published figure.
The drywall return is soft
Every opening at Beyers Estates is a bare drywall return with no applied casing. That's clean to look at and unforgiving to mount into. The corner crushes if a bracket is set too tight, and there's no casing edge for an outside mount to land on, so an outside mount fixes to the wall face and needs the right anchor. We set brackets back from the corner and take the finished width off the narrowest of three readings.
Park facing rear glass
Over ten acres of common space and a two acre central park mean a real share of lots back onto open ground. Nothing stands between that rear glass and low sun, and there's no canopy on this ground yet. We usually specify a 3 percent openness solar shade on the rear elevation and 5 percent on the sides, because 5 percent facing open ground at seven in the evening in July, with Indianapolis averaging an 85.2F high, gives up more than it holds.
The sliding door wall
A rear sliding glass door wall is the widest single unit in most Beyers Estates plans. One roller across it needs a center support bracket, visible from the room. A reverse roll clears a deep handle but can't run behind a fascia, so you choose between handle clearance and the closed cassette look. A panel track sidesteps both by stacking to one side, which is usually what we specify where the door gets daily use onto the patio.
Duplex and detached on one street
The Carriage Duplex sits under the same community name as the Cornerstone plans. A duplex unit runs nearer 10 to 16 openings with a party wall and no glass on that side, while a Cornerstone plan can reach 26 openings with great room glass. There's no shared package for Beyers Estates. We quote off your plan, and we count openings at the measure rather than from a listing photo.
What we specify at Beyers Estates
The rear elevation drives this list. With over ten acres of common ground and a two acre park inside the community, and no canopy for two decades, the rear glass takes an unshaded low sun load the front rooms don't, and the sliding door wall gets used every day. So the specification splits: solar control and automation at the back, simpler products at the front and in bedrooms. Motorized runs $300 to $1,500 per window installed nationally and custom treatments $250 to $2,600. Lead time is 2 to 5 weeks, which is worth knowing if you're closing on a Lennar build and want treatments in before you move rather than after.
Solar shades
The rear elevations at Beyers Estates face open common ground with no roofline and no canopy in front of them, which is the exposure that actually needs an openness decision. We specify 3 percent on that glass to cut the low sun load while keeping the view across the two acre park, and 5 percent where the sun is indirect. Be clear on fade: NFRC attributes 40 to 60 percent of fading to UV, so a solar shade slows it rather than preventing it.
Motorized roller shades
A wall of rear glass facing open ground is the strongest automation case in Fortville. A sun sensor or an astronomical timer drops the shade before the room heats rather than after you notice, and on a two story Cornerstone great room it saves the reach entirely. Disclose the running cost: Hunter Douglas states PowerView battery life is about one year. Ask about hardwiring while the house is still being built. Motorized runs $300 to $1,500 per window installed nationally.
Panel track shades
The sliding glass door wall onto the rear patio at Beyers Estates is the unit a single roller handles worst. A panel track stacks to one side, clears the operating panel and the handle, and avoids the center support bracket a wide roller tube needs. It also sidesteps the reverse roll versus fascia trade, since there's no roll at all. Specify the stack side against how the door actually opens onto the patio, not against how the plan is drawn.
Zebra shades
For a Carriage Duplex unit at 10 to 16 openings, dual banded shades do two jobs with one product: line up the sheer bands for daytime view toward the trails, then close them for evening privacy where units sit close together. They suit the clean drywall return and the black frames on current Lennar product. Note the limit. A zebra is not a blackout, and a bedroom that needs real darkness wants a room darkening roller instead.
Beyers Street, the two acre park and the trails
Beyers Estates sits on the south side of Fortville at 1523 Beyers Street, and it's named for that street rather than for a feature of the land. The amenity package is the reason people pick it: over ten acres of common space with trails, and a two acre central park with a picnic shelter and a playground. Downtown Fortville, Memorial Park and FoxGardin Family Kitchen are a short drive north. Children attend Fortville Elementary School, then Mt. Vernon Middle School and Mt. Vernon High School, all in the Mt. Vernon Community School Corporation, which is the same assignment as the 1849 plat two miles away.
The association at Beyers Estates, and what it does and doesn't reach
Beyers Estates has an association, recorded by the local guide. That much also follows from the amenities: over ten acres of maintained common space with trails and a two acre park with a picnic shelter don't maintain themselves. What isn't published is the association's name, whether an architectural review committee exists, or whether any recorded covenant addresses window coverings. No such covenant was found anywhere in Fortville, so treat the rule as unknown rather than as absent. In practice an association governs the outside face of the house, so the item to ask about before ordering is a retractable awning or an exterior solar shade over the rear patio, not what hangs inside your openings.
